5 Tips for Selling Your Home Fast at Top $$$

  1. Price it RIGHT! We all know our house is the best house on the block, right?! Well, just because you have a magic number in your head as to what your house is worth, doesn’t mean it will actually sell at that price. It’s important to understand what comparable properties in your area have sold for to understand what your property might be worth. Under-pricing your house can bring in multiple offers, while overpricing could cost you thousands. Besides losing interest from potential buyers, your home will probably sit on the market much longer than necessary, which can be a listing’s “scarlet letter” in the real estate world. Your local realtor can give you expert advice as to how to properly price your home to sell fast and for top dollar!

     


  2. Do your RESEARCH! It’s important to know who will most likely buy your home. Are they young professionals, growing families, or empty-nesters? Understanding the type of buyer that will be walking through your door will help you market your home effectively. This will help you determine the “WHAT.” What does this particular buyer expect from a home in this neighborhood and in this price range? Knowing what they will want to see in a home will help you choose which upgrades or home improvements to invest in to bring the greatest “return on investment” (ROI). It is just as important to know WHEN the best time is to put you home on the market. Hint: It is NOT the week of Christmas, even though you feel your home looks amazing all decked out for the holidays! And lastly, you need to know how to reach your ideal buyer. What websites are they searching to find their dream home? All this research is done for you when you hire a licensed REALTOR.   3. FIRST IMPRESSIONS are Everything! Your home’s exterior is usually the first thing a buyer sees in person and on listing sites. If it doesn’t catch their attention, a buyer won’t even consider looking at the interior photos. Tidy up your yard by trimming and shaping hedges, refreshing mulch, and edging the lawn. Consider pressure-washing your house, walkways, and driveway, or even adding a fresh coat of paint to your trim and shutters. Everything matters — even things as small as the brass on your front door. Polish the kick-plate and doorknob, and clean any cobwebs or bird droppings off your front porch. Bright flowers, particularly near the entryway, add a hint of color and make your home feel vibrant and inviting. Need some help tackling that yard?   4. Keep it NEUTRAL! The red walls that compliment your Tuscan Villa decor may look great. However, they may not appeal to a wide variety of buyers. A fresh coat of paint in a neutral tone will brighten any room. I’d stay away from beige and opt for a ‘greige’ like Sherwin-Williams Chelsea Gray — a light, neutral gray that provides a soft, brighter palette, making rooms look larger. A deep cleaning will also buff up baseboards, windows, and light fixtures, but you might consider repainting these as well. Also, don’t forget your kitchen cabinets. Are they ‘builder grade’ oak cabinets? These can easily be painted as a weekend DIY project and have great ROI. After all, kitchens and baths sell houses!

  5. DECLUTTER! The general rule of thumb is to get rid of a third of your stuff. “How?!” you may ask. Simply go through everything, and yes, I mean everything. Ask yourself if you use it every day. If not, put it neatly in storage bins and tuck it in the attic or corner of the garage. You might also consider renting a storage unit for optimal effect. Once the clutter is removed, bring in a professional cleaner to take care of those nooks and crannies that you see but conveniently avoid. (Guilty!) Or, you can clean as if the in-laws are coming over! This is also a great opportunity to de-personalize your home. Removing personal photos will help buyers to picture themselves living in that space and keep the focus on the home itself. You are now ready to have your licensed REALTOR bring in a professional stager and photographer so you can put your best foot forward for your potential buyers!
